Hello and welcome to the latest monthly update of Project Private Jet. In comparison to the last few months, June seems like relatively slow month, but after writing this month’s blog, I realise that I have actually got a heck of a lot done.
As you know, in May Catherine and I went in 50/50 with my father and bought an off plan property in Sheffield. This month, we had to finalise the exchange details with the solicitors. Firstly, we had to ensure that we had the money needed for exchange available. We then read through the contract, made sure we were happy with all the terms and conditions and signed it.
If you have been watching the news and keeping abreast of what’s been happening in the UK this last month, you will know that there was some major flooding in the Sheffield area. I have been in contact with the developers and am pleased to say that our off plan development has not been effected. It is a risk when buying properties that it could be damaged from natural disasters, but it’s not going to scare me off from buying more properties.
At the beginning of the Month, I attended a negotiations seminar. Although the theme of the seminar was negotiations with real estate in mind, what I learned can be applied to all aspects of negotiation. It is really interesting to learn how first impressions have such a big impact on setting the tone for negotiation. The handshake, for example, depending on how it is performed, can make you come across as aggressive and domineering, soft and week, or neutral, friendly and trustworthy. Without saying a word, people are able to subconsciously read your body language.
On this website, I have added a few more content pages. I have added a page that explains the differences between the most common compensation plans in Network Marketing. I added a page that to help people understand the processes involved with buying Off Plan Properties, and also a page that lists some of the latest ideas to achieve financial freedom. One of the most exciting pages that I have loaded this month is a page that summarises the 7 steps to unlimited wealth by David Schirmer because Step 1 of the process, David says you need to know what your dreams are. We listed our dreams and it was really exciting to get caught up with it and to let yourself dream BIG!
I have had a couple of emails from people who have come across this site, and to hear what they have to say is truly flattering, and makes me certain that I am on the right path. I have had a few people asking me for more information on my businesses and some that just simply leave a friendly word of encouragement which are always great to receive.
My main goal for next month is to create content for the site. I want to build up a few more pages of content before I really start to drive traffic to it. Also I intend to attend a couple more seminars on property and network marketing.
Keep well, and I will post an update and the end of March so you can see how I have got on and if Project Private Jet is still on course.
Catherine and I have just gone into a 50/50 deal with my dad and we have just bought our first Off Plan investment property. It’s a one bedroom studio flat in Sheffield and is due to be completed in the beginning of June next year.
We decided that Sheffield would be a good place to buy for a number of reasons. Firstly Sheffield has undergone and is set to undergo a huge regeneration programme that is to continue well into the next decade. Restructure is set to include the economy, retail, transport as well as the property market, suggesting the prospect for capital growth in the area is high. There is also large rental demand due to major employer base in the City and in addition, Sheffield has a student population of well over 50,000.
The Property has a current market value (if the property was built and available to live in today) of £107,000 but have been able to get a 15% discount and we have agreed a sale price £90,950 which is £16,000 off the asking price. To secure the property, we have to pay a 10% deposit on exchange which will be in mid June.
We are all really excited about this. My dad has bought rental properties before but only ever in South Africa and he has never bought off plan before. Catherine and I are excited because this is our first investment property, and we have actually taken the steps to buy it. Before, although we have always intended to buy a property, it has felt like we were talking the talk, but not walking the walk. We are now walking the walk!
I am also very excited about the progress this website is making. During May, I have added to the Educational Recourses page, and I have also added a section of inspirational people. Wow! While doing the research on these people, I realised not only how much these people have achieved, but also that these people are not super human. They are pretty much ordinary human beings just like you and I, except they have had a goal, and they have done whatever it took to reach it.
The traffic to the website is also growing nicely. The site has been up and running for 3 months now. In March, I had 43 unique visitors, in April 81 and in May I have had 131. That does not sound like much, but when you consider that I am doing no advertising, and am just starting out, I am pretty impressed. As I grow the site and as word spreads, more and more people will visit.
Our Plans for June is firstly to successfully exchange contracts for the above property. We need to read through the contract and we need to ensure the funds for the deposit are available. Also, I need to keep adding to this website. I have been reading and watching so many good training and educational aids that I have not had the time I would have liked to add my reviews to this site.
Keep coming back, because I keep adding great content, and there is always new stuff being uploaded. Till next month…
Hello and welcome to yet another update to Project Private Jet. I think April is going to turn out to be one of the defining months in this project. It started when I attended a 2 hour property investment workshop near Heathrow Airport on the 11th. In truth, I had attended this seminar about a year ago, but did not have the money to buy the extended 2 day weekend seminar. After Re-mortgaging our house, we now had some cash to spend and this time I attended that 2 hour workshop with the intentions of enrolling onto the weekend course.
About 2 weeks and £2500 later, Catherine and I attended the 2 day property seminar in London. Was it worth it? Hell yes. We made our money back in the contacts we met alone. We were introduced to Brokers, solicitors and fellow investors, people who have been doing this for a while now. The brokers alone were worth the fee. They helped us restructure our mortgage so it costs us less each month, and they showed us how to take full advantage of the product we are on.
Come the end of the weekend, we had been given a basic taste on property fundamentals, how to release equity, how to negotiate a good deal and tenancy guidelines to name but a few subjects. It was all fascinating, it really was, there is so, so much to learn on the subject. Catherine and I decided that because we are serious about our future and Project Private Jet, we would make a further investment in our education and become members of the organisation.
That weekend, we spent an additional £7000 to become members. When I told my dad of this on the phone, he let out a huge gulp of disbelief. I think he thinks we are crazy, and I am sure most people who read this will but as a wise man once said “Don’t complain about the price of a shovel when you are digging yourself a goldmine.” And that is exactly the way we see it! As members though, we are also entitled to buy off-plan properties through them that they have sourced with a good discount.
On the website, I Have added the great recourses page. Catherine has helped me with some of the reviews that are up. This page is a list of recourses that we have read, listened to, played or watched that we think can help people achieve their goal to become financially free.
Plans for next month is to buy another property, either one that we source ourselves or an off-plan from the organisation. I want to spend more time on this website, driving traffic to it. The site has been up for a couple of months now and the traffic has been better that I expected. In March, I had a total of 43 unique visitors and in April I had 81. I would like to keep growing this figure and a 12 month goal would be to have over 1000 unique visitors to the site every month.
Keep well and come back to visit next month to see what I got up to in May and see if Project Private Jet is on track.
